How would you describe the Sykes service delivery?

The Sykes ethos since 1759 has been that no two contracts are the same, and a bespoke solution is always delivered to ensure we meet the requirements and exceed the expectations of our clients.

The distinct requirements for your property will be discussed at the earliest possible opportunity and an appropriate solution presented. Whether a small PPM contract or a Total Maintenance package, the Sykes team will work with you to ensure we can collectively achieve your goals and targets.

How do you manage out of hours responsive works?

Having both Building and M&E Services specialists under one roof, supported by a dedicated Help Desk we believe we can respond to any event, giving our clients total peace of mind that their demands will be met within the time frame given.

Sykes understand the requirements of being on emergency standby, 365 days per year. Our Help Desk service is based at our Head Office in the Strand, and forms an integral part of both our maintenance and project work.

The help desk service is manned by our own staff between 8.00am – 6.00pm Monday to Friday. At other times contact is made via our emergency number and manned call answering service. The help desk is linked with all key personnel for emergencies from operative to Director Level.

Sykes responsiveness has been challenged and proven over the years with everything from London bombings, Palace fires, Major floods etc. where we have acted efficiently and effectively with our dedicated team of directly employed operatives and tradesmen.

What is your geographical coverage?

With a 24/7 help desk and mobile teams on the road, Sykes can manage and deliver works across London and the South East of England. Our current coverage extends from the Home Counties down to the Isle of Wight.

Which CAFM System do you operate?

Sykes utilise the Loc8 Computer Aided Facilities Management (CAFM) system to track assets, log and resolve reactive requests, and plan and deliver scheduled maintenance based on the SFG20 maintenance specification. Loc8 provides a comprehensive suite for management of assets, maintenance, workforce and our help desk. For each respective contract, Loc8 will be configured to their specific needs to provide the service required. A web based portal is available to enable transparency for clients.

Alternatively we also offer the option to manage and operate a client’s system, where preferred.

Please describe how you propose to resource and deliver any additional works projects procured through the contract?

The structure within Sykes is such that reactive works and small projects up to approximately £5k are undertaken and delivered by our mobile team. In the event that additional works exceed this limit, then Sykes project teams would be engaged. Sykes have the capacity to deliver projects of up to £5m.

What ‘Added Value’ services can you offer?

For established clients we can offer a “comprehensive” service, where in return for a fixed premium we undertake the repair of unplanned plant failures up to an agreed value, per occasion.

Sykes can provide a single consolidated monthly invoice supported by a monthly financial report covering all aspects of the service delivery.

Where required we can undertake a “Critical Systems Risk Assessment” for each building. This ensures there is a cost effective system in place covering not only the maintenance of the system but, ensures resilience and system protection against system failures.

To assist our clients in forecasting and strategic planning, Sykes can provide ‘whole life’ value plans typically to determine the Capital replacement programme for plant and equipment, thereby allowing the client to make informed decisions.

Energy Studies

Services we offer include:

  • Building survey - Identifying simple, low cost measures which will significantly reduce energy use
  • Detailed examination of system components potentially identifying: Phase inefficiencies, Plant and system operation
  • Customised reporting, identifying strategic approaches to reduce building energy usage complete with supporting data, thereby allowing informed decisions to be made
  • Full implementation plan undertaking the identified actions to reduce energy usage.

Carbon Management & Reduction

Our team of experienced mechanical, electrical and building services engineers will help you to devise initiatives aimed at reducing the carbon footprint of your organisation. These measures will usually provide both financial and operational benefits to your organisation.

Initiatives might include:

  • BMS control system alterations/improvements
  • Low energy lighting strategies and controls
  • Building fabric improvements
  • Operational analysis to reduce energy use
  • Heating/Air conditioning system improvements and modifications.

Energy Certification

Sykes offer to provide both Display Energy Certificates (DEC) and Energy Performance Certificates (EPC).

  • Display Energy Certificate (DEC) – This certification is required for buildings having a total floor area greater than 1,000m² and in use by the public, or occupied by public authorities. The certificate identifies actual energy usage of a building.
  • Energy Performance Certificate (EPC) - This certification is required for all commercial buildings that are built, sold or rented. The EPC has two parts – a graphic rating and a recommendations report. The recommendations report identifies cost effective energy saving measures and also an indicator of the potential rating, if the measures are carried out.

Thermal Imaging

We offer a comprehensive Thermal Imaging service. Whether required to assess electrical or mechanical faults, to undertake regular routine maintenance or to understand deficiencies, our team will assess, diagnose and implement the fastest and most expedient remedial solution.

Thermographic surveying is recognised within the 17th Edition of the IEE wiring regulations as detailed within the IEE Inspection and Testing Guidance Note 3.

Sykes and Son can deliver a complete service from initial identification and thermal camera survey through to full remedial work.
